Quick Answer

FLISP — now First Home Finance — pays first-time buyers earning R3,501–R22,000 a month a once-off subsidy of R38,911 to R169,265. Check your own number below, then use the guides for eligibility, the application itself, and how long it takes to actually land.

FLISP is South Africa's most under-used housing benefit, and most of the reason for that is confusion, not eligibility. People assume they earn too much, or too little, or that it only applies to certain family situations — most of that is out of date. Four things actually matter: whether you qualify, how much you'd get, how the application itself works, and how long it takes once you've submitted. Each one below, with the full detail one click away.

Do You Actually Qualify?

Three things decide it, in practice — if you can say yes to all three, you almost certainly qualify:

✓ The 3-question snapshot

  • Income: is your gross household income between R3,501 and R22,000 a month?
  • Status: are you a South African citizen or permanent resident, first-time buyer, who has never received a government housing subsidy?
  • Financing: do you have an Approval in Principle for a home loan, or another accepted financing route?

There's no marital status or dependant requirement in the current criteria, despite older guidance still floating around that says otherwise. The full six-point checklist, including exactly which financing routes count beyond a standard bank loan, is in FLISP 2026: do you qualify?

Check where your income falls and what you'd actually receive.

How Much You'll Actually Get

The subsidy runs on a 91-step sliding scale: the less you earn within the qualifying band, the more you receive, from R38,911 at the top of the income band up to R169,265 at the bottom. It's paid once, and never directly to you — it goes to your lender, the transferring attorney's trust account, or, for a self-build, the NHBRC-registered contractor in milestone payments. The complete quantum table and the self-build rules are covered in our complete FLISP subsidy guide.

The Application Itself

You apply through the First Home Finance portal on the NHFC website — either yourself, registering as an individual applicant, or through your bank or bond originator on your behalf. Before you start, you'll need your Approval in Principle and a full set of supporting documents ready, since a saved application has to be submitted within 30 days. The screen-by-screen walkthrough, plus the exact document checklist, is in FLISP requirements & application form 2026.

How Long Until It Pays Out

Approval itself is fairly quick once your application is complete — around 7 working days — but that's not the same as the money landing. Because the subsidy is tied to your bond registration and the conveyancing process, not a standalone payment date, the full process typically runs 4–8 weeks from approval to actual payout. The stage-by-stage breakdown, and what to do if it's running late, is in how long does FLISP take to pay out?

✓ What you'll need before you apply

  • Certified ID (Smart Card or bar-coded, or permanent residence permit)
  • Proof of income — payslip, or bank statements if self-employed
  • Home loan Approval in Principle, or proof of another accepted financing route
  • Signed agreement of sale for the property
⚠️ Disclaimer: FLISP / First Home Finance criteria, subsidy amounts and document requirements are set by the NHFC and the Department of Human Settlements and change by Ministerial update.
