SA Property Tools was built to solve a frustrating problem: most property calculators online are designed for UK or US investors. They don't know what transfer duty is, they've never heard of Section 13sex, and they calculate bond repayments in pounds or dollars.
South African property investors need tools that understand the SA market — transfer duty brackets, the prime rate, levies, body corporates, SARS capital gains rules. That's what we built.

Our Commitment

Editorial Standards
Every calculator on SA Property Tools is built against primary legislative sources — not third-party summaries or approximations. Transfer duty brackets come directly from SARS public notices. Bond repayment formulas use the SARB's published prime lending rate. Conveyancing fee schedules are cross-referenced against the Law Society of South Africa's recommended tariff. CGT inclusion rates, Section 13sex allowances, and municipal rates methodologies are verified against the relevant Acts before any tool goes live.
When legislation changes, we update. Within 24 hours of the Minister of Finance's National Budget Speech, every tax-related calculator on this site is reviewed and updated to reflect newly legislated brackets, thresholds and rates. Bond repayment and affordability tools are updated immediately following any South African Reserve Bank repo rate announcement. Each tool displays the tax year or effective date it was last calibrated to, so you know exactly which legislative framework is being applied to your calculation.
Our calculation outputs are purely mathematical and completely independent. No bank, bond originator, real estate agency or conveyancing firm influences how any formula works or what result it produces. We do not adjust outputs to favour any commercial partner — the number the calculator returns is the number the formula produces, full stop.
We are transparent about how we generate revenue. Some calculator pages include affiliate links to bond originators including BetterBond. If you apply for a bond through one of these links, we receive a referral fee at no cost to you. This income helps us keep every tool on the site free.
