Our Mission
To build and maintain the most comprehensive, accurate and accessible suite of property calculation and guidance resources specifically for the South African market — kept current with South African legislation, indexed to South African rates, and written in the context of South African property law and practice.
The Work Behind What You See
This site didn't come from a template. Every one of the 52 calculators here was researched, built and tested against primary South African sources. Transfer duty brackets come straight from SARS public notices. Bond repayment formulas are locked to the South African Reserve Bank's published prime lending rate. Conveyancing fee schedules are cross-referenced against the Law Society of South Africa's recommended tariff. CGT inclusion rates, Section 13sex allowances and municipal rates methodologies were all checked against the relevant Acts before a single tool went live.
When the Minister of Finance delivers the National Budget Speech, every tax-related calculator is reviewed and recalibrated within 24 hours. When the Reserve Bank moves the repo rate, bond and affordability tools are updated immediately. Each calculator displays the tax year or effective date it was last calibrated to — because you should know exactly which legislative framework is being applied to your numbers.
The 27 long-form articles on buy-to-let strategy, tax rules, compliance certificates and the property questions that don't have a one-number answer were each written specifically for the South African context, not adapted from overseas content. This isn't a side project that gets updated when someone remembers — it's maintained with the rigour of a professional practice, because the people who use it deserve that standard.

Faheema Sheikh built SA Property Tools after 15 years working across South African real estate, legal administration and business management. She holds a Data Protection & Privacy diploma from SAI Global and studied law at UNISA — which is why POPIA compliance and legal accuracy on this site are embedded from the ground up, not bolted on afterwards.
