Welcome to SA Property Tools ("SA Property Tools", "we", "our" or "us"). Your privacy is important to us. This Privacy Policy explains what information we collect, how we use it, when we share it and the choices you have regarding your personal information when you visit sapropertytools.co.za or use any of our calculators, guides, articles or services (collectively, the "Site").
By using this Site, you agree to the collection and use of information in accordance with this Privacy Policy.
2. Information We Collect
SA Property Tools has been designed with privacy in mind. Every calculator on the Site performs its calculation entirely within your own web browser. Depending on how you use the Site, we may collect the following categories of information.
Information You Provide
You may voluntarily provide information when you use our contact form or subscribe to our newsletter. Both are processed by Formspree, our third-party form-processing provider — your name, email address and any message you include are submitted directly to Formspree and forwarded to us. We use this information only to respond to your enquiry or send the updates you signed up for.
Calculator Information
Every calculator on this Site — rental yield, bond and transfer costs, building and materials costs and all other investor, developer and artisan tools — runs entirely in your browser. The financial and property details you enter — purchase prices, income figures, dimensions and similar — are never transmitted to our servers, never stored by us and cannot be seen by our team. Your calculations stay on your own device.
The Rental Agreement Generator works the same way: the lease document is assembled and converted to a downloadable PDF entirely in your browser, using a client-side library (jsPDF). None of the tenant, landlord or property details you enter are ever sent to our servers.
Automatically Collected Information
Like most websites, we automatically collect limited technical information, including:
- Browser type and version, device type, and operating system
- IP address (processed in accordance with our analytics settings)
- Pages visited and time spent on each page
- Referring website
- Country or general geographic region
- Anonymous usage statistics, error reports and performance information
This information helps us understand how visitors use the Site and allows us to improve performance, usability and content.
3. Analytics and Session Insights
Where you consent, we use Google Analytics 4 (GA4) to understand how visitors interact with our website — pages viewed, session duration, device information, general location and website interactions. We also use Microsoft Clarity, a session-recording and heatmap tool that helps us see which parts of a page visitors use and where they run into friction, so we can improve our calculators and layouts.
Neither tool loads until you accept analytics cookies via the consent banner (see Cookies, below) — both are gated behind the same consent choice. If you decline, neither Google Analytics nor Microsoft Clarity loads on your visit.

4. Cookies
Cookies are small text files stored on your device that help websites function properly. On your first visit, a POPIA-compliant consent banner asks whether you'd like to accept analytics cookies or stick to essential-only. If you accept, we set cookies via Google Analytics and Microsoft Clarity to measure website traffic and understand site usage. If you decline, no analytics or tracking cookies are set — only what's strictly necessary for the Site to function (for example, remembering your cookie choice itself).
We do not use advertising-tracking or third-party marketing cookies beyond what's described in Advertising, below, and we do not use cookies to sell your personal information.
Most browsers also allow you to disable or delete cookies through your browser settings. Please note that disabling certain cookies may affect some website functionality.
5. Advertising
This Site displays advertising served by Google AdSense. By default — before you make a cookie choice, and if you decline analytics — ads are served on a non-personalised basis, using Google's Consent Mode v2 with ad storage and personalisation signals set to "denied." If you accept analytics cookies, ad personalisation signals are updated to "granted," which may result in more relevant advertising based on your browsing activity. You can control ad personalisation generally via Google's Ad Settings.

Where we collect information, we use it to:

- Our website hosting provider — stores the Site's files and serves pages to visitors
These providers process information only to perform services on our behalf and are required to protect your information. We may also disclose information where required by law or to protect our legal rights.
The Site also links to third-party bond originator services such as BetterBond. We do not transmit any of your information to BetterBond ourselves — if you click through and choose to apply, any information you provide is entered directly on BetterBond's own site and governed by their privacy policy, not ours.

We use reasonable administrative, technical and organisational safeguards to protect information under our control. However, no method of transmitting data over the Internet or storing electronic information can be guaranteed to be completely secure. While we strive to protect your information, we cannot guarantee absolute security.
9. Data Retention
Because contact and newsletter messages are handled by Formspree and calculator data never leaves your browser, we hold very little personal information ourselves. What we do hold, we retain only as long as necessary to respond to your enquiry, provide a requested service, meet legal, accounting or regulatory obligations or resolve disputes.
10. Children's Privacy
SA Property Tools is intended for a general audience and is not directed at children under the age of 13. We do not knowingly collect personal information from children. If you believe a child has provided personal information through our Site, please contact us so that we can take appropriate action.
11. Third-Party Websites
Our Site may contain links to third-party websites for your convenience, including government portals (SARS, NHFC, SARB), financial institutions and bond originators. We are not responsible for the privacy practices, content or security of those websites. We encourage you to review their privacy policies before providing personal information.

13. International Visitors
SA Property Tools is operated from South Africa, and our content is written for South African property law, tax and market conditions. If you access the Site from another country, your information may be processed in South Africa or in other countries where our service providers operate — including the United States, where Formspree, Google Analytics, Microsoft Clarity and Google AdSense are based — subject to appropriate safeguards where required by law.
