General Information Only — Not Professional Advice
Everything published on SA Property Tools (sapropertytools.co.za) — calculators, tools, guides, blog posts and resources — is for general information and education only. Nothing here is financial advice, investment advice, tax advice, legal advice or any other form of regulated professional advice.
Our tools help you think through numbers and understand concepts. They're a starting point for a conversation with a qualified professional, not a substitute for one.
South African property investment, tax and landlord law are complex and fact-specific. The right answer for your situation depends on your financial position, tax status, ownership structure and the legislation in force at the time you act — variables no calculator on this site can account for. Always consult a qualified professional before acting on any calculation or content here.
No Financial Advice
Our calculators perform mathematical calculations based on the inputs you provide and publicly available legislative data. They produce estimates, not guarantees. Rental yield figures, ROI projections, bond repayment estimates and cash flow calculations all rest on assumptions that may not match your actual experience — property markets, interest rates, vacancy rates and tenant behaviour are inherently uncertain. Don't treat any projection from these tools as a reliable forecast of investment performance.
Before making any property investment decision — buying, selling, refinancing or changing your tenancy arrangements — consult a registered financial advisor, a Chartered Accountant (SA) or a certified property investment professional. That applies no matter how confident the calculator output looks.
No Tax Advice
Content and calculators covering South African taxation — transfer duty, capital gains tax, Section 13sex deductions, PAYE and municipal rates — reflect our understanding of the relevant legislation as at the date noted on each tool or article. Tax law changes regularly, sometimes with retrospective effect, and SARS interpretations and practice notes can differ from the legislative text itself. Treat the figures from our tax tools as estimates for planning purposes only.
We update our tax calculators after every National Budget Speech and any legislative amendment that follows it. There can still be a gap between a legislative change and our update, during which a tool reflects the prior position — so always verify current rates and thresholds with SARS or a registered tax practitioner before submitting a return or making a tax-sensitive decision. Our calculators aren't registered tax practitioner software, and their outputs aren't a tax computation for SARS purposes.
Consult a registered tax practitioner or Chartered Accountant (SA) for advice on your specific tax position — particularly CGT liability, Section 13sex eligibility, rental income treatment and any recoupment on disposal of property.
No Legal Advice
Content relating to South African law — the Rental Housing Act, Consumer Protection Act, PIE Act, Income Tax Act, Transfer Duty Act and any other legislation referenced on this site — is for general education only. It reflects our understanding of the law as at the date stated. Don't rely on it as legal advice for your specific situation.
The Rental Agreement Generator produces a general lease template only, not legal advice — and it's no substitute for a lease prepared or reviewed by a qualified conveyancing attorney or legal practitioner. Every tenancy is different: property type, tenant profile, local conduct rules and body corporate or municipal requirements are all things a general template can't adequately cover.
For any legal matter relating to property ownership, leasing, eviction, body corporate disputes or conveyancing, consult a qualified attorney admitted to practise in South Africa.
Accuracy of Information and Update Commitment
We work hard to keep the information on this site accurate and current. Calculators are reviewed and updated within 24 hours of the Minister of Finance's National Budget Speech, and immediately after any South African Reserve Bank repo rate announcement. Each tool displays the tax year or effective date it was last calibrated to.
Despite that, we make no warranty — express or implied — as to the accuracy, completeness or fitness for purpose of any content on this site. Legislative changes, SARS interpretation updates and market movements can all happen between updates. If you spot a figure or formula that looks wrong or outdated, contact us — we investigate and correct verified errors promptly.
Limitation of Liability
SA Property Tools, its owner, contributors and affiliates accept no liability whatsoever for any loss or damage — financial, legal or otherwise — arising directly or indirectly from your use of, or reliance on, any content, calculator output or information on this website. This includes but isn't limited to investment losses, tax liabilities, legal costs, property transaction losses and any consequential or indirect damages.
Your use of this website is entirely at your own risk. By using any tool or reading any content on this site, you acknowledge that the outputs are mathematical estimates based on the inputs provided and the legislative framework in effect at the time of publication, and that no warranty is made as to their accuracy or applicability to your specific situation.
Affiliate Disclosure
SA Property Tools may earn a referral fee from certain third-party services linked from this site, including bond originators such as BetterBond. If you apply for a bond or engage a service through one of these links, we may receive a commission at no additional cost to you. These commercial arrangements never influence our editorial content, calculator logic or the results any tool produces — and we disclose affiliate relationships clearly wherever they exist on the site.
External Links
This site links to external websites, including government portals (SARS, NHFC, SARB), financial institutions and professional bodies. Those links are there for convenience and reference only. SA Property Tools doesn't control the content of external sites and accepts no responsibility for its accuracy, currency or legality. A link doesn't mean we endorse the organisation or service behind it.
Data and Privacy
Every calculation on this site runs entirely in your browser. Nothing you enter or any result you get is stored, transmitted or shared with a third party, and we don't collect or retain personally identifiable information through the calculators themselves. Our use of analytics data is governed by our Privacy Policy and subject to the POPIA consent choice you make on your first visit.
Bottom line: SA Property Tools gives you free educational tools and general information for South African property investors. We work hard to keep it all accurate and current — but we're not your financial advisor, tax practitioner or attorney, and no calculator output replaces advice from one. Consult qualified SA professionals before making property investment, financing or legal decisions.
