Why Compare Rental Yield Across Multiple Properties?
Two properties with a similar asking price can produce meaningfully different returns once vacancy, agent fees, rates, levies, maintenance and insurance are accounted for. A R2 million sectional title unit with a R1,800 monthly levy can end up with a weaker net yield than a R2.1 million freehold property with no levy at all, even though the freehold option costs more upfront. What to Look for When Comparing
Gross yield tells you which property has the strongest headline number, but net yield and monthly profit tell you which one actually pays. A property with the highest gross yield in your comparison can drop to the lowest net yield once its levy or maintenance budget is factored in, particularly on older sectional title units. Check the verdict shown under each option too. A property showing "acceptable" or "weak" against SA benchmarks is worth a second look even if its raw numbers seem competitive against your other options.
